What is Keyturn?

Keyturn is a full-service real estate investing platform. We work with you through all stages of buying and owning a short-term rental, from identifying the home through ongoing management, so that you can own high-performing Airbnbs without lifting a finger.

Why should I buy an Airbnb?

Airbnbs (short-term rentals) are far and away the best real estate investment that an investor can make in 2022. Historically, short-term rentals outperform traditional real estate investments by 2-3x.

Short-term rental owners traditionally see 20-50% annual ROI from a combination of appreciation, cash flow, equity buildup, and tax savings. Despite its attractive financial profile, buying and operating an Airbnb has long been inaccessible to regular investors.

What is Keyturn's mission?

For too long, access to real estate’s highest-yielding asset class has been limited to ultra-wealthy or institutional investors. We aim to break down this barrier to access by helping you invest in short-term rentals. Whether you’re looking to buy your first Airbnb or your tenth, we’ve got you covered.

Who is Keyturn for?

Keyturn is for everyone and anyone looking to access the highest-yielding real estate asset class. Whether you’re a first time buyer or an institutional investor, we will help you find, manage, and operate a home.

I’m part of a group of friends looking to purchase an AirBnb together. Is Keyturn for me?

Yes! We will help you establish an LLC to enable shared ownership. Whether you’re a group of two or a group of ten, Keyturn can help you purchase a short-term rental.

What type of home does Keyturn work with?

Keyturn works with homes ranging from $250k-$2m, and will find you a home at your preferred price point. We have access to both turnkey homes — e.g., ready-to-go — as well as high-upside diamonds-in-the-rough, and will match you with the perfect home based on your preferences.

How do you source homes?

We find homes through multiple channels, allowing us to show you the broadest list of high-yielding investment properties. Our proprietary data and underwriting tools help us identify properties that will make excellent short-term rentals. We also have a network of relationships with realtors and wholesalers in many states, giving us access to even more deals.

What are my responsibilities throughout the process?

We aim to make the buying process as seamless as possible for you. Once you complete the intake survey, we’ll do all the heavy lifting to source the investment. You’re welcome to be as involved as you’d like, but our process is designed to minimize your required involvement. When you find a property you like, we’ll connect you with a KeyTurn Partner Agent to make an offer.

After you close on your new home, Keyturn will help you permit, design, and furnish your short-term rental. Depending on where your property is located, we will manage your home or connect you with a pre-vetted property manager.

How do I know Keyturn will manage my property well?

We are professional property managers with years of experience in markets across the country. We employ best-in-class technological and process solutions to maximize your revenue and minimize your costs. Also, our incentives are 100% aligned with yours — our fee-based management approach means that we are incentivized to maximize your earnings.

How will I receive income from my property?

You will receive quarterly disbursements from Keyturn, paid to you or to the property’s LLC. These payments will be net of all fees and expenses.

How does Keyturn select the properties I see?

Our proprietary tools and data help us show you the best properties. We filter properties based on a wide number of factors, including:

- High average daily rates
- High, seasonally resilient demand from travelers
- Friendly regulatory environments
- Above-average appreciation potential

Will Keyturn help me sell my home?

Of course — Keyturn will help you sell your home. While we won’t buy your home at this time, we will help you find a buyer interested in owning a vacation rental. Buyers in our network are always looking to acquire more properties.

Can I pull equity from my home?

Yes, you can pull equity from your home. Please contact your lender for more detailed information.

Where are Keyturn homes located?

We can help you purchase a home in any market you’d like. At this time, however, Keyturn only offers in-house property management services in Georgia, Pennsylvania, North Carolina, and New York. In other states, we have pre-vetted, trusted property management partners that provide the same tier of service that we do.

Will you expand your property management services to new markets in 2022?

Of course. We are constantly entering new markets.

Are my expenses tax deductible?

Yes, your expenses are tax deductible! Included among deductions are:

- Management fees
- Depreciation
- Maintenance, repairs, cleaning
- Insurance
- Mortgage interest
- Legal & professional fees

We find that thoughtful tax planning can substantially increase the ROI on your investment. We are happy to connect you with one of our tax partners to learn more.

Can I do a 15 or 30 year mortgage? What is my down payment size?

Keyturn does not do any financing in-house, and ultimately your loan terms will be determined between you and your lender. There are no restrictions from Keyturn on what lender you choose, your method of financing, or how you structure the loan. Most of our investors do a conventional 30 year fixed loan with a 20-25% downpayment.

What mortgage rates can I expect?

Your rates will vary on your individual circumstances and lender. However, rates are historically low today.

What lender should I use?

You’re welcome to work with any lender — we’re also happy to introduce you to our lending partners.

When is the right time to shop for a mortgage?

We recommend you shop around with a couple of lenders when you start the process with us. Closing quickly is important, and we want you to be pre-qualified and ready to go.

What insurance do I need?

You need two types of insurance to manage a vacation rental: homeowner’s insurance (often rolled into your mortgage payment) and a general liability policy.

How do I shop for insurance?

A quick online search can help you find vacation rental insurers. We’re also happy to connect you with our insurance partners that offer competitive rates.

Can I use my own vacation rental management?

You can always choose a different vacation rental management provider. However, Keyturn offers lower fees than most vacation rental managers and provides tools and technologies that many managers do not (e.g., dynamic pricing and revenue optimization).

What are Keyturn’s property management duties?

In short, we are responsible for everything. We place guests in your home, set nightly prices, manage maintenance and repairs, handle housekeeping, and do everything in between.

What’s the difference between your property management as compared to one I can find myself?

Our property management is full service and uses technological and process innovations to maximize your income. From dynamic pricing and revenue management to automated re-stocking and touchless check-in, we constantly look for new ways to increase your earnings.

Is Keyturn’s property management in-house or outsourced?

Keyturn’s property management is in-house in our core markets. In other markets, we rely on trusted third party managers.

Does Keyturn maintain an ownership interest in my property?

No, the property is all yours. Title for the homes is held in an LLC. Keyturn serves as the manager of the LLC, enabling us to perform operational duties like property management and asset management while giving you full economic ownership of the home.

How does Keyturn make money?

Keyturn makes money in a few ways. We may earn a small fee when you purchase your home. We also collect property management fees from the rental income we earn on your behalf.

Keyturn takes a small commission on the value-added services we offer, including permitting, design, and setup. However, our margin here is slim, as we care more about establishing a long-term relationship with you than collecting fees from these activities. We may also earn a commission should you choose to purchase insurance through our partner network.

At the end of the day, our incentives are 100% aligned with yours, and we care most about helping you make a great financial decision.

What documents will I receive as an investor?

We will provide you with transaction documents, distribution reports, property updates, and tax documents (Schedule K-1).

What are the potential risks?

Investing is subject to risk. Risks include, but are not limited to, macroeconomic fluctuations and other structural market changes. Keyturn cannot provide assurances against these risks.

As an owner, will I be personally liable for anything?

You are protected. Your property will be insured with general liability coverage. The LLC that owns your property also protects you and your personal assets. If a guest slips in your home and sues, only the LLC would be held liable and your personal assets would be protected. With our property management services, we do the work to take care of tenants and your property to avoid incidents like these.

What are my exit options?

You are welcome to sell your home at any time.
